Promoting community, small farmhouse plans typically feature a spacious island kitchen, warm fireplace, and plenty of space for a big dining table to gather around with friends and family. An inviting front porch (or wraparound porch) is a classic farmhouse staple that is found in most of our small farmhouse plans. These designs show off major curb appeal and an old-fashioned sense of home. We’ve gathered some of our favorite (and most popular) small house plans with farmhouse style that we just can’t get enough of.
Plan 430-177 is a quaint farmhouse design that features a small footprint and an efficient use of space. Large windows provide tons of natural light, while 19-foot ceilings in the living room open to an upstairs loft (accessible by a ladder) – making the space open and airy. The island kitchen conveniently opens to the living room for an uncomplicated flow between spaces.
A bedroom on the main level features a walk-in closet and bathroom (with a spacious wet room). Upstairs, a loft adds more living space and could work great as an extra bedroom, home office, or playroom. Unwind on the covered rear porch after a long day – you may never leave!
This small house plan (plan929-1055) presents a versatile layout that will work well for buyers in many stages: a couple just starting out, an older buyer paring down and simplifying, or a family who wants a chic and affordable home. Modern farmhouse styling feels fresh and on-trend.
Inside, the open layout invites relaxed entertaining at the kitchen island. A study near the front can easily serve as a third bedroom, especially since it boasts another entrance to the hallway. The master suite includes two sinks, a big shower, separate tub, walk-in closet, and easy access to the laundry room. A bonus room upstairs can be finished now or later.
Who needs much more than a great room and a big kitchen? This modern farmhouse (plan410-248) keeps it extremely simple, but that doesn’t mean a lack of “wow” moments. A soaring ceiling in the great room combines with abundant windows for an airy feeling, with the loft overlooking this space.
Two sets of French doors lead out to the wraparound porch. The master bedroom is easy to reach on the main floor and sits next to a full bathroom, while a second bedroom upstairs can hold guests, kids, or crafts.
This 1,639-square-foot design (plan895-108) keeps things modern and simple, with a big open living area that flows nicely into the kitchen, where everyone will gather around the island. The master suite invites you to unwind in your big shower or pick out an outfit in the large walk-in closet. Need to keep things organized? A spacious laundry/mudroom keeps things clean and tidy during busy transitions.
The first floor of this small farmhouse (plan63-419) is both modern and cozy. The large island kitchen allows homeowners to easily cook up some yummy feasts. Two bedrooms reside to the right of the floor plan, while the master suite (with a sizable walk-in-closet) is located on the opposite side. The front porch makes summer enjoyment easy.
A large island kitchen flows seamlessly into the vaulted living room (that opens to the second floor loft) where friends and family can warm up next to the cozy fireplace. Tucked away on the first floor, the master bedroom enjoys extra privacy (and aging in place). Upstairs, a loft provides comfortable living space between the two bedrooms.
Fresh, open, and full of great ideas: that's this 1,797-square-foot house plan (plan1074-1) in a nutshell. For example, check out the mudroom area on the way in from the garage; here, you'll find all kinds of smart storage areas, including a walk-in pantry that's easy to access from the island kitchen.
The master suite's walk-in closet opens directly to the laundry room to make everyday life a little easier. Sleek farmhouse styling on the exterior will make this home stand out in a good way.
This lovely small house plan (plan47-943) has plenty of farmhouse flavor with a wraparound porch, bay window, and a side-entry garage that preserves curb appeal. The harmonious exterior is joined by an elegant, versatile interior. Formal living and dining rooms sit to the right, full of elegance with bay windows, a fireplace, and graceful columns. The casual family area occupies the back with one large, open area designed for togetherness and relaxation, while a gourmet kitchen features a large work island and a breakfast area with its own bay window.
A fireplace warms the family room, which opens to the rear porch through French doors. Second-floor sleeping quarters include the master suite with a soaking tub, separate shower, and a walk-in closet. Two additional bedrooms use the full hall bath. Nearby, a huge bonus room with skylights adds flexible space that can become almost anything: a home office, playroom, or art studio are possibilities.
This three-bedroom narrow-lot home (plan929-333) offers some of the extras usually reserved for wider lots, such as a wraparound porch and a two-car garage. A vaulted ceiling adds volume to the great room, while columns and a bay window add distinction to the dining room.
The kitchen is designed for efficiency and offers access to the side porch and rear deck for outdoor dining options. Homeowners will enjoy the private master suite that sits behind the two-car garage to shield it from noise. Two family bedrooms, a full bath, and the bonus room reside upstairs, while a large bonus room can be adapted to serve additional family needs.
