Three Distinct Levels Allow Separate Functional Spaces

Split level floor plans emerged in the 1950’s, when the popular ranch plan was merged with a multi-level home, with the garage being a primary emphasis as automobile use soared. Split level plans retained some details of the Ranch style such as a low pitched roof, horizontal lines and overhanging eaves. Split level house plans usually consist of three levels that are only separated by a few stairs, providing the convenience of a one story plan with the desire for separate functional spaces.

This type of house plan maximizes smaller lots, as the home has a more vertical emphasis and the garage is attached to the home. Building materials vary, but tend to consist of a mixture such as board and batten siding, vinyl siding, stone and brick. Exterior decorative details are usually minimal, presenting a more contemporary façade, but there is often a chimney and small front stoop leading to the entryway. Windows have a horizontal orientation, and are sometimes unusual types such as jalousie and awning windows.

As there are three distinct areas of the house, each has its own function. The bedrooms are located on the upper level, usually up a few stairs and down a hall off the main living area. The middle floor is for a formal living room that is usually open to the kitchen and dining room. Step down several more stairs onto a lower level that may house the family room and garage. This type of house plan is a convenient for a growing family that may want private areas to retire to.
